1. Acceptance of Terms
By accessing our website, submitting an enquiry, or completing a booking with Aariv Ventures Vacation Home Rental L.L.C ("Aariv Ventures", "we", "us", or "our"), you ("Guest", "you", or "your") agree to be bound by these Terms and Conditions. If you do not agree to these terms, please refrain from using our services.
These Terms and Conditions form a legally binding agreement between you and Aariv Ventures. We reserve the right to amend these terms at any time, with changes effective upon posting to our website.
2. Definitions
- "Booking" means a confirmed reservation of a property made through Aariv Ventures.
- "Property" means any villa, apartment, penthouse, or studio made available for rental through Aariv Ventures.
- "Check-In Date" means the agreed date of your arrival at the property.
- "Check-Out Date" means the agreed date of your departure from the property.
- "Rental Period" means the period between the Check-In Date and Check-Out Date.
- "Security Deposit" means the refundable amount held against potential damages or violations.
- "DTCM" means the Dubai Department of Tourism and Commerce Marketing.
3. Booking Process & Confirmation
3.1 Enquiry & Confirmation
All bookings begin with an enquiry submitted via our website, phone, WhatsApp, or email. A booking is only confirmed upon receipt of a signed Rental Agreement and payment of the required deposit or full rental amount, as applicable.
3.2 Guest Identification
All guests are required to provide valid government-issued photo identification (passport or Emirates ID) prior to check-in. This is a mandatory requirement under DTCM regulations. Failure to provide valid identification may result in denial of access to the property.
3.3 Accuracy of Information
You are responsible for ensuring that all information provided during the booking process is accurate and complete. Aariv Ventures accepts no liability for errors arising from inaccurate information provided by the guest.
4. Payment Terms
4.1 Accepted Payment Methods
We accept payment via major credit and debit cards (Visa, Mastercard, American Express), bank transfer, and selected cryptocurrencies. All card payments are processed through secure, PCI-compliant payment gateways.
4.2 Currency
All prices are quoted in UAE Dirhams (AED) unless otherwise specified. International card payments may be subject to foreign exchange conversion by your bank.
4.3 Payment Schedule
For bookings made more than 30 days before check-in, a deposit of 50% is required at the time of booking, with the balance due 30 days prior to check-in. For bookings made within 30 days of check-in, full payment is required at the time of booking.
4.4 Taxes & Fees
All prices are inclusive of applicable VAT (5%) and Tourism Dirham fees as required by Dubai regulations. Additional fees such as DTCM tourism fees, parking charges, or optional concierge services will be clearly communicated prior to confirmation.
5. Cancellation & Refund Policy
5.1 Guest Cancellations
- 30+ days before check-in: Full refund of all amounts paid, less a 5% administrative fee.
- 15–29 days before check-in: 50% refund of the total rental amount.
- Less than 15 days before check-in: No refund. The full rental amount is forfeited.
5.2 Aariv Ventures Cancellations
In the unlikely event that Aariv Ventures must cancel your booking due to circumstances beyond our control (including property damage, owner withdrawal, or force majeure), we will offer either a full refund of all amounts paid or an alternative property of equivalent or superior standard.
5.3 No-Shows
Guests who fail to arrive on the Check-In Date without prior notification will be treated as a cancellation within 15 days and are not entitled to a refund.
5.4 Travel Insurance
We strongly recommend that all guests obtain comprehensive travel insurance that includes trip cancellation coverage.
6. Guest Obligations
By making a booking, you agree to the following:
- You are at least 21 years of age and legally permitted to enter into this agreement.
- You will use the property solely for residential and vacation purposes.
- You will not exceed the maximum occupancy specified for the property.
- You will comply with all building rules, community regulations, and UAE law during your stay.
- You will report any damages, malfunctions, or maintenance issues promptly to our team.
- You will vacate the property by the agreed Check-Out Date and time.
7. Property Rules & Conduct
7.1 Prohibited Activities
The following are strictly prohibited at all Aariv Ventures properties:
- Parties, events, or gatherings exceeding maximum occupancy without prior written approval
- Smoking inside the property (designated outdoor smoking areas may be available)
- Pets (unless explicitly agreed in writing prior to booking)
- Any illegal activities or violation of UAE law
- Subletting or transferring the booking to a third party
- Causing disturbance to neighbours or other building residents
7.2 Check-In & Check-Out
Standard check-in time is 3:00 PM and check-out is 11:00 AM. Early check-in or late check-out may be arranged subject to availability and may incur additional charges. Unauthorised late check-out may result in a deduction from the security deposit.
8. Security Deposit
A refundable security deposit is required for all bookings. The amount varies by property and will be communicated at the time of booking. The deposit is held to cover any damage to the property, its contents or fixtures, excessive cleaning requirements, or violation of property rules. The security deposit will be refunded within 7 business days of check-out, subject to a satisfactory inspection of the property. Aariv Ventures will provide an itemised statement of any deductions made.
9. Limitation of Liability
To the maximum extent permitted by applicable law, Aariv Ventures shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our services or any property booked through us. Our total liability in any circumstances shall not exceed the total rental amount paid by you for the relevant booking. Aariv Ventures is not responsible for personal belongings left at properties, or for any loss, theft, or damage to personal property during your stay.
10. Force Majeure
Aariv Ventures shall not be liable for any failure or delay in performance arising from events beyond our reasonable control, including but not limited to acts of God, natural disasters, pandemics, government actions, war, civil unrest, or infrastructure failures. In such events, we will endeavour to find alternative solutions or issue appropriate refunds at our discretion.
11. Intellectual Property
All content on the Aariv Ventures website, including text, images, logos, and design, is the intellectual property of Aariv Ventures Vacation Home Rental L.L.C and may not be reproduced, distributed, or used without our prior written consent.
12. Governing Law & Disputes
These Terms and Conditions are governed by and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE. We encourage guests to contact us in the first instance to resolve any concerns amicably before pursuing formal legal action.
